North Gate was built in the late 90's by Larry Price. The condo units and townhomes were then sold to individual buyers. The commons area is managed by the Administrator, Maintenance Manager, and Board of Directors.

Monthly Fee: Each owner pays a monthly fee. The 2016 monthly fee for Marigold townhomes is $170.00, and for Hollyhock townhomes $185.00.

The condos pay $185.00 (1 occupant) or $205.00 (2 occupants) each month, and that fee covers the following:

Lawn Care
Snow Removal
Building Maintenance
Basic Cable
Water/Sewer
Garbage & Recycling Pickup
Employee Salaries
Sprinkler Systems
Building Insurance for Common Areas

Condominium Owner Expenses:

Monthly Condo Fee

Telephone, Internet, or additional Cable TV - if more than "Basic" cable is desired.

Electricity for individual condominium.

Real Estate Taxes for your unit and garage stall, if included - unless you qualify for Homestead Exemption, which must be reapplied for every year. 

Homeowner Insurance - Coverage on your real property, personal property, and a minimum amount of personal liability insurance to be carried by each condominium owner is $300,000.  The minimum individual medical payments to others insurance requirement is $5,000.  This may be purchased through an agent of your choice.  A current copy of proof of insurance (Declarations page) must be submitted to the office when the policy is renewed each year. 

Condo Repair & Maintenance - Just like buying your own home, all necessary repairs that are needed within your unit, are at your own expense.  Our maintenance manager may be able to help with minor repairs, at the cost of his time and materials.
